Our Location:
We are located on the main parkway in Pigeon Forge, TN only minutes from the Great Smoky Mountain National Park, with cabins conveniently located in Pigeon Forge, Gatlinburg, and Sevierville. Our check-in office is located at 2828 Parkway Suite #6 just off of traffic light # 4 minutes from DollyWood.

What Do I Need To Bring From Home?:
The Pigeon Forge Cabin Rentals, Sevierville Cabin Rentals and Gatlinburg Cabin Rentals we at Mountain Top Views manage are privately owned and are decorated and furnished by the owners. Amenities for each cabin will vary. Be sure to carefully read everything that is included in your cabin and please inquire about all of your specific needs. Here is a list of basic items you will find in all of our cabins: Heat & A/C, refrigerator, stove, microwave, toaster, coffee maker, basic pots & pans, dishes, flatware, utensils, paper towels, at least one telephone, Color TV (s), fire extinguisher & smoke detectors, trash bags, bed linens, pillows, towels, washcloths and bath mats along with a starter supply of bar soap, dish soap, dishwasher soap, and paper goods to meet the home's maximum occupancy. In addition to your clothing and food items, the items that are NOT SUPPLIED typically included charcoal, kindling or fire starter, wood for fire pits, extra blankets, crib and highchair, plastic wrap, foil, coffee filters, condiments, spices or any type of food item, hair dryer, laundry detergent, favorite pillow, videos and DVD's (if your cabin has a DVD player) and specific toiletries from home. Not all cabins are decorated for the holidays. Only artificial holiday decorations are permitted and all evidence of any guest decorations must be properly disposed of upon departure. Our check in office is minutes from a Food City on the main parkway, and a Kroger's only a few traffic lights from us. Ask for directions upon
check-in.

Making Your Reservations:
You may check availability and reserve online 24 hours a day or you may call 1-877-260-7123

Is there an age limit required to book a reservation?:
You must be 21 years old to make a reservation. A valid driver's license is required at check-in and all deposits are non-refundable if cabin is booked under false pretenses.

Minimum Stays:
We have a 2 night minimum for all cabins. Holidays, peak seasons, and popular weekends require a 3 - 4 night minimum depending upon the date.

Reservations/Processing Fee:
To reserve your cabin the deposit amount is the total of the first night's stay. Your balance is due 2 weeks prior to checking in. After your reservation is made we will email or mail you a credit card receipt and rental agreement for you to sign and return to our office. In addition to your rental charge all reservations will be charged a $50 processing fee and applicable taxes. This fee covers the cost of processing the reservation.

Cancellation Policy:
Cancellations made within 2 weeks of arrival will result in a complete forfeiture of deposit on file. Cancellations made 30 days prior to check-in will go into an escrow fund to be used for you at a later time. Only the guest named on the reservation may notify Mountain Top Views to cancel a reservation.

Check – In and Late Arrivals:
Check- In begins at 3:00 p.m. If you arrive early, you may have to wait to check in if your cabin is not ready. If you arrive after the office closes, call us for late arrival instructions. You will still have to return to our check-in office the following morning or by 12:00 pm (noon) to sign any paperwork we must keep on file.

Check Out and Departure (10:00 am):
Please call the office and notify us when you have left the cabin so we can begin to make it ready for the
next arrival.

Capacity Considerations and Parties and Noise:
Our cabins are to be used for the enjoyment of our guests and NOT to be used for parties. "Disturbing the Peace" may result in eviction and a damage fee charged. Maximum capacity is NOT to be exceeded by the guests. The well, hot water heater, paper goods, towels and linens are set for maximum capacity. No campers or camping on the grounds of a cabin will be allowed. Evictions are non-refundable.

However, we are not responsible for printing errors or changes made by owners in the furnishings or amenities. Prices, amenities, specials, seasons, and or/minimums are subject to change with or without notice. Mountain Top Views is not responsible for cabins that have been removed from our program, we will either meet your cabin reservations with a cabin of equal value or replace it with a cabin of greater value. Parking:
Our cabins provide ample parking for standard vehicles based upon the cabin's size and maximum occupancy. Parking on streets is illegal except where designated. NOTICE TO GUESTS BRINGING TRAILERS OR CAMPERS: Due to the mountain topography and limited parking it can be difficult to find parking for trailers or large vehicles. We are sorry but parking of guest vehicles at our check-in office is not possible and cannot
be accommodated.

Housekeeping and Linen Supplies:
All of our cabins provide bed linens (sheets, pillowcases, 1 blanket & bedspread per bed), bath towels, wash cloths and shower mats for the occupancy of the unit along with a starter supply of bar soap, dish soap, dishwasher soap, and paper goods to meet the home's maximum occupancy. The house is cleaned, hot tub is sanitized and filled and beds (except sleeper sofa beds) are made prior to your arrival. Daily maid service is not provided and guest is expected to launder towels, etc. as needed during their stay. It is not necessary to wash towels or bed linen prior to departure. Bring a beach towel for hot tub & swimming (some cabins may have in-door pools) use and in cooler months to bring extra blankets.

Wildlife / Insects / Pests / Bears:
Though all units are sprayed regularly, ladybugs, wasps, other insects and sometimes bears and other wildlife visit our cabins. In the event of a major infestation, the office will call maintenance or pest control to attempt to solve the problem. Please do NOT feed the wildlife. Do NOT approach wildlife, no matter how cute or friendly they may appear. Raccoons have sharp claws, even when they are babies.

Maintenance:
Mountain Top Views does everything possible to keep all equipment in good working order. It is impossible to guarantee that all appliances, hot tubs, hot water heaters, fireplaces, home media centers, etc will be in working order 100% of the time. We do guarantee to make every effort to correct all deficiencies as soon as possible. Management reserves the right to perform exterior and/or interior maintenance during your stay if the need
arises. In the event maintenance must be preformed we will do our best to do so without inconvenience to you.

Hot Tubs- Spas- Saunas-Pools:
Please call our office if you have questions regarding the operation of your hot tub. While not using the Hot Tub please keep cover locked and closed. Do NOT sit or stand on cover. Prior to your arrival all Hot Tub have chemicals replenished and filled if needed.

In Cabin Pools:
Some of our luxury cabins have pools or will be adding pools in the near future. These pools are checked regularly. The pool temperature is set by the pools manufacture to be between 77 and 84 degrees. If water has to be added to the pool it may take up to 4 hours for the pool to recover to its factory set temperature. Pools cannot be drained and chlorine is used to keep the pools clean.

Can we smoke inside our cabin?:
All of our cabins are NON-SMOKING cabins. Please utilize the porches and outside areas in consideration of our guests and owners. Please do not discard smoking material on the grounds or in the woods. Forest fires ignite and spread quickly.

Fireplace:
Most of our fireplaces are gas or electric, we do have some wood burning fireplaces (we do not supply the wood for these fireplaces). Our fireplaces are to be enjoyed on cooler nights. Our gas fireplaces are turned off on April 1st and will be turned on again on October 1st. Fireplaces are a seasonal amenity. We at Mountain Top Views Cabin Rentals appreciate the Great Smoky Mountains and do our best to preserve the area we call
home. We ask that you refrain from using your fireplace on warm nights. This limits our energy usage and helps to reduce emissions that hurt the environment. If you have to run the air conditioner to stay comfortable please do NOT use the fireplace. Using the fireplace while running the air my result in the HVAC unit failing. We truly appreciate your efforts to support us and preserve these beautiful mountains!!

Are Pets Allowed?:
Some of our cabins allow you to bring your pets with you on vacation. In order to continue to do this we must ask your cooperation with the following policies:
1. Pets are not allowed on neighboring properties
2. Pets must be on a leash when being exercised
3. Pets are only allowed on specific trails in the Great Smoky Mountain National Park
4. Great care should be taken to prevent a pet from straying. Many pets are lost each year. Take the proper precautions to ensure your pet is not one.
We require that all pets left alone in a cabin must be in a pet crate. We also require a $50.00 per pet fee. This is not a deposit and is not refundable. This charge does not cover any damages to cabin or excess cleanup in the form of carpet cleaning or spraying needed to remove fleas. In the event any damage is done to the cabin in excess of the $50.00 fee, you will be responsible for the cost of cleaning, spraying, repair or replacement. Also, non-disclosure of a pet may result in additional fees over the $50.00 per pet fee and removal from the premises.

Lost and Found and Personal Property:
Mountain Top Views and the property owners are not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables (cash, wallets, jewelry, camera, etc.) unattended. If you find you have left something behind, call our office and we will try to locate the missing item. We are not responsible for shipping fees. Items unclaimed more than 14 days will be disposed of or given to charity.

Cabin Elevation/Winding Mountain Roads:
The elevation varies from cabin to cabin. If you are renting a cabin with a spectacular view, you will have to drive up a mountain road. Reservationists can instruct you if four-wheel drive is needed to access some of
our cabins.

Construction and Traffic:
Pigeon Forge, Gatlinburg, Great Smoky Mountains and Sevierville area is growing rapidly and therefore traffic is possible. Depending upon when you are staying with us and where your cabin is located you may encounter light to heavy traffic. Construction in the area of your cabin is also possible. Please be tolerant and understanding.
